Before You Look at Tahoe City Homes for Sale…
There is a magic moment… a moment when you are finally, emotionally ready to buy a home. And you’ve reached that moment… you’ve decided to buy in the Tahoe area… but what you do next, could lead you into a wonderful, exciting buying experience… or into a disaster. Before you look at “Tahoe City Homes For Sale” ads, you need to prepare a Home Buying Plan.
Home Buying Plan
You can hardly wait to get in your car and go out looking at Tahoe City homes for sale… but the first step in your home buying process is to prepare a Home Buying Plan. This Plan is really just three lists:
• Buying list – this is the FUN list. Divide the list into three sections;
- Must Have Features – this section often includes number of bedrooms and baths, square footage, school districts, Truckee neighborhoods and locations, etc.
- Nice to Have Features – this section often covers things like garages, gas stove, house styles, fireplaces, extra bedrooms, etc.
- Must Avoid Features – this section may include things like baseboard heat, certain school districts, and other features you find unacceptable.
• Selling list – If you are a tenant, then this is easy… just make note of the expiration and termination terms of your lease. If you currently own a home, there is a bit more involved. You should compile the following information:
- Copy of your deed (if available)
- Copy of your Title Insurance information (if available)
- Mortgage company contact information
- Mortgage payoff balance
- Information about other mortgages or home equity loans
- School districts
- Property description (age, size, bedrooms and baths, utilities, style, etc.)
- Special features (basement, fireplaces, etc.)
- Repairs required (hiding this stuff is a very, very bad idea… can you say…law suit?)
- Tax information
- Assessments – active and pending
- Your estimate of the selling price.
• Mortgage info list – the information on this list is very personal and most of us are uncomfortable sharing it… but it must be done, so gather the following:
- Personal information including names, dates of birth, social security numbers, marital status, etc.
- Personal income information from all the future owners, from ALL sources. This should include contact information and amounts.
- Savings, investment, and insurance information including amounts, account numbers, and contact information.
- Information about any other real estate or major assets owned.
- Existing loan information including amounts, account numbers, and contact information
- Current landlord information including amounts, account numbers, and contact information
- Current log-term payment (6 months or more) information including amounts, account numbers, and contact information
- Credit card information including amounts, account numbers, and contact information
- Details about credit problems.
This list is a total pain to assemble, but you will save yourself time and stress by gathering and organizing the information now, rather than later.
Now that you have assembled your Home Buying Plan, you need to take two more major steps before looking at Tahoe City homes for sale… you need to select a real estate broker and a mortgage lender… but that’s another story!
While you are assembling your Plan and before you start searching for Tahoe City homes for sale, consider contacting the best mortgage specialist in the Tahoe area… Raintree Financial… just fill out the “Quick Quote” form and you’ll see what we mean…
